Description: This 70 million dollar project essentially consists of new construction of a 376 unit multifamily residential development consisting of two 12-story residential apartment towers constructed on a three-story mixed use podium. The overall building footprint is approximately 87,768 square feet developed on a 2.4 acre site. The twin 12-story towers have a combined footprint of approximately 51,500 square feet. The south tower with 26,750 sq. ft. is a bit larger than the north tower having a basic footprint of 24,750 square feet. The apartment towers are constructed on and supported by a 78” thick concrete mat foundation and the 3 story podium will be supported on a 24” thick concrete mat slab. Elevated decks for both the podium levels and apartment towers will be constructed of post-tensioned concrete supported by reinforced concrete columns. Lateral load resistance is accomplished by the construction of full-height reinforced concrete shear-walls.
